What the numbers say

  • At September's pace, the 208 homes for sale would sell in about 2.9 months. That favors sellers: there are more buyers than homes. Good homes get offers fast, so buyers do best with a pre-approval in hand before they tour.
  • The middle home sold for its full asking price or more.
  • Homes are selling about as fast as in September 2025.
  • A condo or townhome sold for a median of $499,000, about 49% less than a house at $975,000.
  • The median house sold for $975,000, under Orange County's 2026 loan limit of $1,249,125. A loan up to that limit is a standard (conforming) loan.

Based on information from California Regional MLS (CRMLS) as of October 16, 2026, homes listed in Santa Ana. Houses, condos and townhomes. Deemed reliable but not guaranteed.

Santa Ana is the county seat, and it has a little of everything: older single-family neighborhoods, newer townhomes and plenty of condos.

If you're buying

Prices here run below Orange County as a whole, so a lot of buyers shop here. Check months of supply and days on market. If both are low, have your pre-approval in hand before you tour.

Condos are a common first step. Before you fall for one, ask if the complex is approved for the loan you're using. Some aren't, and it's better to know on day one.

If you're selling

Look at the sold prices, not the asking prices. Sold price vs. asking shows whether buyers are paying full price right now.

Older homes sell best when the big items, like the roof and the plumbing, are fixed or priced in. Buyers will find them in the inspection anyway.

The loan side

There's more than one way to buy here. Some programs are built for first-time buyers, and some loans need less money down than most people think. I'll lay out what fits you.

Text me what you want to spend. I'll show you the payment and the cash to close, so your first offer is a strong one.
