The Huntington Beach Housing Market: What Buyers and Sellers Should Know
By Brett Hickman, NMLS #2010859, DRE #01843823 · Numbers updated October 16, 2026

Market numbers
Huntington Beach home sales, September 2026
In September 2026, 142 homes sold in Huntington Beach. The median sold price was $1,408,000, 2% more than in September 2025. Half of them were on the market 26 days or less.
What the numbers say
- At September's pace, the 297 homes for sale would sell in about 2.1 months. That favors sellers: there are more buyers than homes. Good homes get offers fast, so buyers do best with a pre-approval in hand before they tour.
- The middle home sold for about 1% under its last asking price.
- Homes are selling slower than a year ago: half sold within 26 days, against 20 days in September 2025.
- A condo or townhome sold for a median of $815,000, about 52% less than a house at $1,700,000.
- The median house sold for $1,700,000. Orange County's 2026 loan limit is $1,249,125, and a loan above it is a jumbo loan.
Based on information from California Regional MLS (CRMLS) as of October 16, 2026, homes listed in Huntington Beach. Houses, condos and townhomes. Deemed reliable but not guaranteed.
Here's how I'd read these numbers if I were buying or selling in Huntington Beach.
If you're buying
Houses and condos are two different markets here, so look at the column that fits you. Homes near the water cost the most. Condos and townhomes are usually the easier way in.
Watch months of supply. When it's low, good homes get offers fast, and a clean pre-approval is what gets your offer taken seriously. When it climbs, you have time to ask for repairs or credits.
If you're selling
Price off what sold last month, not what's listed. Asking prices are hopes. Sold prices are what buyers actually paid.
Sold price vs. asking shows how much room buyers expect. If days on market starts to climb, adjust early. A listing gets the most attention while it's new.
The loan side
Many Huntington Beach houses need a loan above Orange County's standard limit. That's called a jumbo loan, and it has its own rules. Buying a condo adds one step: the lender reviews the HOA, so ask for the HOA documents early.
Text me the price range you're watching. I'll run the real payment, so you can write your offer knowing it works.
