The North Tustin Housing Market: What Buyers and Sellers Should Know

The Current Picture: 21 Listings and a $1.8 Million Median

Right now there are 21 active listings in North Tustin. The median list price sits at about $1,799,888. That number matters because it tells you what the typical North Tustin home costs today, not what it sold for six months ago or what Zillow thinks it might be worth.

Twenty-one listings is a small number for any market. It means choice is limited. If you are shopping for a home here, you are not scrolling through pages of options. You are looking at a handful of properties that fit your criteria, and you need to move when the right one appears.

For context, this inventory level reflects the broader Orange County pattern: established neighborhoods with good schools and low turnover. People who own here tend to stay. When they do sell, buyers show up quickly.

What This Means If You Are Buying

Low inventory creates real pressure. You will likely compete with other qualified buyers on anything priced well. The homes that linger are usually overpriced or have a specific issue. Everything else moves.

Get your financing sorted before you start looking. I mean actually sorted, not just browsing rates online. Pre-approval tells you what you can afford and shows sellers you are serious. In a market with 21 choices, the seller picks the offer that closes, not the one that might.

Be ready to act. If a property checks your boxes, you may have days to decide, not weeks. That does not mean panic. It means knowing your numbers, knowing your priorities, and having a loan officer and agent who can move when you need them to.

What This Means If You Are Selling

Twenty-one listings means you have less competition than you would in a flooded market. But the median price near $1.8 million also means you are in a segment where buyers have high standards and real options across Orange County.

Price it right from the start. Overpricing in a low-inventory market just burns time. Buyers at this level know the comps. They will wait for the next listing rather than overpay for yours. Work with your agent to set a number that reflects condition, location, and what has actually closed recently.

Presentation matters more as price rises. At $1.8 million, buyers expect move-in ready or a clear value story if it needs work. Deferred maintenance is not charming. It is a negotiating point that costs you money at closing or keeps the listing active longer than it should be.

The Financing Reality for North Tustin

Most North Tustin buyers finance part of the purchase. At today's average 30-year fixed rate of 6.625% (6.674% APR), a loan on a $1,800,000 home with 20% down runs about $9,300 a month in principal and interest. Add property tax, insurance, and HOA if applicable, and you are north of $12,000 a month.

That monthly number is why pre-approval matters. Lenders look at your full financial picture, including income, assets, debts, and down payment source. If you are stretching to buy here, we will figure out what works before you write an offer, not after.

Jumbo loans require strong credit and verifiable income. If you are self-employed or your income is variable, documentation takes longer. Plan ahead. I walk buyers through this every week, and the ones who close smoothly are the ones who started the process early.

What to Watch Going Forward

Inventory levels matter more than headlines. If listings increase meaningfully, buyers get more leverage. If they stay tight, sellers keep the edge. Watch what actually hits the market in North Tustin, not what the national news says about housing.

Rates will move. They always do. But buying a home is about the payment you can handle and the property that fits your life, not timing the market perfectly. If you find the right house and the numbers work, that is the signal.

I work with buyers and sellers in North Tustin and across Orange County. If you want to know what you can afford or what your home might realistically sell for, call me. I will give you real numbers and a clear plan. That is how this works.
