Treasury buyback announcement just shifted the rate picture fast

The Treasury Department announced Wednesday it's at least doubling the size of its buyback operations for long-dated government debt. The 30-year Treasury yield, which had hit its highest level since 2007, dropped nearly 10 basis points to 5.20% in one session. That's the rate that pulls mortgage pricing with it. Today's average 30-year fixed rate is 6.625% (6.674% APR). When the government acts that fast, it usually means volatility in both directions, so lock windows matter more this week.
